A Tenancy Application will need to be completed and on receipt of this there is an Administration Fee payable for the Application for credit checks, employers references and where applicable previous landlords references. We use a third party referencing company to undertake professional credit checks which normally take 1-2 days to complete.
- Subject to us and the landlord being satisfied with these checks we will then arrange a move in date and on that date we expect each tenant to attend the office to sign the assured shorthold tenancy and to pay the advance rent and agreed deposit bond. (Personal cheques are acceptable provided we receive them in advance with time to ‘clear’ the banking system).
- By law, your deposit bond will be registered and insured under a recognised Deposit Protection Scheme and when you vacate the property, and provided it is left in exactly the same condition as it was when you moved in, then it will be returned in full, however, in the event of any damage and subject to receiving various quotes an amount may be deducted from your bond.
- The tenant will, in most instances, be responsible for paying all utility bills at the property which will be transferred into their name. The tenant should arrange adequate insurance cover for their belongings in the property and we can offer facility to such policy if required.
